I engaged Geoff in late 2015 to secure a development site after recognising I had no time to do it myself running my own construction company. Geoff demonstrated a great enthusiasm for the local market along with market knowledge and development experience in his own rite. Whilst I consider the fist two a given in an agent, the development experience is something I consider essential and have most agents do not have this knowledge. Geoff Identified a site suitable for my development needs (and had done the background checking to make sure it was in fact able to be developed) and was able to secure the site a great price. Geoff provided sound advice on the design of the development to minimise our cost and maximise return. Geoff was always available throughout the planning process (8months) and during the build. I had no hesitation in engaging Geoff to act as selling agent for the development. Geoff was able to sell both properties about mid way through the build for what are now record prices in the area. He achieved the highest land price in our area for us after we took his advice to clean up our steep block, add access and contour a flat viewing area for cars that then made it easy for anyone to drive in…. all of those site works were undertaken with virtually no delays and for a fantastic price through one of his many contacts.

We are a small construction company that is now moving into developing property and as we all know those first projects can really break you if you are unable to get a great result. After a lot of hard work we handed our finished project to Geoff at sea change property and crossed our fingers. What can I say about Geoff Oxford’s service in selling our house? I would firstly like to acknowledge we may not have been the easiest vendors yet Geoff always handled us with true professionalism. Geoff not only made suggestions as to how we should present our property he also provided contacts for the people to carry out the work. He gently pushed us when needed but was always available when we believed we needed him. I liked the fact that Geoff wanted to sell the house by private treaty. I feel this is much more challenging for the agent but can result in a better outcome for the vendor than just an expensive advertising campaign and an auction. Geoff is an agent able to meet the challenge. With his advice and assistance with the preparation of our property and his skill in dealing with potential purchasers, I believe we are much better off financially than what we would have been without him and his team. I first met Geoff at a local open. I heard him doing his spiel to a very interested couple. I think I did 6 laps of the laundry eaves dropping. I had already had local agents out to discuss the sale of my property but this guy was different. There are many qualities you have to look for in an agent, professional, good communicator, market knowledge and the list goes on and on. But at the end of the day as a vendor, you want to know that the agent is working for you, The Vendor. You want to know at that moment in time, with the right advertising, with the right communication, with those potential buyers, you are closing on the very best price. You want to know when you walk away, that your agent has strived for the best price at that moment in time. There are many decisions to make along the way to the sale of a property and you need an agent who can offer unbiased, trustworthy advice. So from our first meeting, interview process, costs, photos, opens, negotiations, signing we can say we are very happy to have met Geoff. He brazenly told me in the beginning, “we will be friends at the end of this.” And I remember thinking “yeah, we will see….” But that is the difference with Geoff, it is personal.
