I contacted a number of agents when it came to sell my block of land. A couple of them didn't even bother to reply. One did reply with a standard "copy and paste" response. Another replied 4 times with estimates that ranged $200,000!!! Angela sent me a personally constructed email, listing what she thought the positives, and possible hurdles, that my block offered. She then listed a very realistic sales price, and a sound sales and marketing strategy. After signing with Angela, the offers started coming in. I sold for thousands above my minimum price!
