I don't wish to let any more time slide by before expressing our grateful appreciation for the role you played in the success of last week's Auction. We the family were in shock for several days with the result achieved. I know there were multiple factors that brought about this result - not least the fact that our mother chose this property by the sea so many years ago...and location was critical. And I have received kudos for my role in how we presented the property. So now it is your turn to receive our grateful thanks for your positive role in the marketing campaign. We are thankful for the harbourside couple who turned up on the day and pushed it so high. But we are also thankful that your corralled the older reluctant gentleman (standing by the gate) who you 'talked into" registering on that day. He was the one who took the bid to $2 million. Then there was the magic of the whales turning up on day 1... all part of a well orchestrated strategy. It is only today that I realised your work and our work is done...I was kind of expecting another step...but apart from waiting patiently for the 19th of December there is nothing more that any of us can do. Stone Real Estate has its focus correctly on "Family" and the respect of the two parties in all 'process' of sale / buying. I would both recommend and again 'employ' Stone agents if Louse Ashdown would again be the professional involved in my process of selling. I dealt with one of the two 'proprietors', with whom I was also extremely impressed and would ask for his input as well. However, I found the process unsettling for me and also my siblings selling our family home of many years; feelings of dismissive behavior when our decision, as vendors, was interpreted in an ambiguous manner; other professional personnel from the company both ignited, then inflamed the intense experience of 'accepting - verses rejecting' offers, which 'Stone' was totally aware that we, as the vendors, were absolutely uncomfortable to "move forward" on such negotiation. It was then up to me, as I then became the 'family negotiator' to push forward to complete the sale. I query if the new laws of January 2016 had an impact on the misunderstanding from the buyers - of the price range(s); our auction didn't commence; buyers, seemingly ready and present, were complacent (to state the least) - blissfully unaware of our intent / expectation / and wish for a successful, fruitful auction and or follow up 'serious' negotiation. The conclusion: a good ending as the smallish double brick home of almost seventy years, solid as the ground it sits on, build for a returned WW 11 digger, was sold to a - delightful, young family - one that embraces the history of the family home and the area, implied interested in richness of 'symbol' and association of past goodness: loving nuances of the home's matriarch who lived to 100 years & six months. Key aspects were: - once we engaged Maria and decided upon the sales strategy Maria obtained quotes, co-ordinated and project managed all the preparation that was required - painters, floor sanders, handymen, stylists etc - we felt this was above and beyond her role and much appreciated - transparent pricing guidance - weekly reports on potential buyer activity - sound advice in stressful auction situation We felt throughout that Maria had our backs and was fully focused on getting the best possible outcome for us. Louise, Maria and the team at Stone proved to be excellent agents in the recent sale of our house. They were open and honest, addressed and resolved the issues our house presented, and gave an accurate appraisal. The Stone marketing plan was forward thinking and well communicated. Within only a couple of weeks our house was prepared for sale. This was no mean feat. As lead agent, Louise took on the role of project manager, coordinating a team of well chosen tradespeople; house washers, painters, builders, gardeners and carpet layers who transformed the house. Throughout the process Louise was highly organized, paying attention to every last detail. She was an effective and clear communicator, involving us in decisions as necessary and taking initiative when required. Louise and Maria had an excellent understanding of how to best market the property and advised us accordingly. They have established relationships with many potential buyers and are clearly well networked and trusted in the local community. After only two openings our house sold. As Vendors we are delighted with the result and are also happy that Louise and Maria matched our beloved family home with the perfect buyer.

For us selling our house was a very difficult decision, but with Maria on board she made it a very smooth process. She is is an outstanding agent, her communication and attention to detail was something I greatly appreciate. Our home was so special to us, and she treated it as such every step of the way. She lived and breathed the sale and she chose carefully in regards to marketing and respected our wishes at every turn. I could not more highly recommend Maria, and should I know of anyone selling their home I would most certainly suggest Maria as an agent who not only gets the sale done but makes what is a difficult decision, easy along the way.

Chris is an incredibly likeable agent who along with his fantastic team, did everything possible to turn what should have been a stressful process into an (almost) enjoyable one. In terms of achieving my sales expectation he went above and beyond in a somewhat difficult market. I was very happy with the sale price! Chris happily negotiated through his days off going above and beyond to close the sale. I would also like to mention his assistant Tracey who was an incredibly important component of the real estate magic. I've used other agents to sell property in the past - some who have achieved great sales results as well, but none who have that great combination of good negotiation skills combined with great people skills.
