Katie has been an absolute pleasure and the consummate professional to have working on our behalf to sell our property. Katie has given us fantastic advice and guidance and we knew our sale was in the best hands. Due to COVID we held an online zoom auction and had the confidence that despite these challenges we would succeed. Katie managed to get us a fantastic price for our property and we highly recommend her and the team at Williams!

I have never sold a property before, and I was delighted with Michael's knowledge of Williamstown, and his honest appraisal of the value of my property. He made the sale seamlessly easy, and was always working for me. He was able to muster good crowds of potential buyers, and always kept me informed of progress. I have advised Michael that I will return to Williams Real Estate in the future, and I would be happy to refer my friends to Michael.

After weeks of deliberating whether or not to sell my house I contacted Michael Harvey who proved to be exceptionally helpful and knowledgeable in advising me in what was required to put the house on the market. In the weeks leading up to the auction he and his wonderful staff kept me informed on a regular basis which was very reassuring and all the hard work put in with prospective buyers paid off with a very good result. I would highly recommend Michael to anyone considering selling/buying property.

Katie provided us with sound advise throughout the sale process and her support and communication reflected her sound appreciation of the market conditions, prospective purchaser details and vendor needs. Her advice to us regarding presentation of the property and auction strategy was excellent and the price achieved on auction day was above our expectations.

Michael is a person of high integrity, moral standing, who respects corporate principals, whilst maintaining high standards in the fair treatment, support and respect of his clients and staff. I highly recommend Michael and his team to anyone who is seeking an agent to help them buy, sell or lease a property. Wonderful experience and will continue to use Michael and his team in the future. Thank you very much Michael for all your support, follow up and outstanding service.

Please note our experience of the Williams Property Management team for 3 - 4 years was good, however our experience with Katie as a sales agent however was entirely misleading and unprofessional. 1 Katie failed in her duties to appropriately manage the open home inspections. She didn’t even tell the tenants that the Property would be open to buyers on more than one occasion. She then asked us (the vendors) to pay $250 compensation for the inconvenience to the tenants! 2 Katie failed to attend the final open home at all, despite a specific agreement that she would be the lead agent from the outset – which she assured us she would do. 3 Despite agreeing a marketing fee, which included a sales board at the front of the Property. She failed to place any auction signs at the end of either side of the street at any time during the campaign or on auction day – but was still happy to charge us $900 for the sign! 4 Possibly the most unprofessional act was that Katie changed the auction date without our consent! This seemed to be to suit her own diary. She was then late on the auction day and asked her junior colleague: “where are all the buyers?” 5. There was a buyer at the auction, but she discounted him even though he wanted to put in an offer. She did not try to negotiate or act in our best interest at all – she simply wanted to get to her next auction and let it pass in. He ended up paying reserve, but it had nothing to do with her sales skills! Sellers beware, there is no dispute resolution process and agents like this can simply avoid or 'not respond' to any issues you have and there is little you can do legally. Please note, I was not unhappy with the sale price, the unprofessional service is the issue here. I have given Katie and Michael at Williams RE ample chance to respond to these concerns.

After we overcame lengthy delays caused by Hobson’s Bay City Council and obtained a planning permit for a new dwelling, Michael Harvey achieved a most satisfactory sale price. He was a good communicator, responded reliably and was very pleasant to work with.

We were very fortunate to have Michael’s wealth of local market knowledge, exceptional communication skills and professional experience during the sale of our Williamstown property. We would have no absolutely no reservations in recommending him as the ‘go-to’ real estate agent/auctioneer in Williamstown. During our campaign we had a couple of fairly challenging personal issues to deal with and Michael was extremely sensitive in, not only handling those situations, but also in achieving a really fantastic price for our property at auction. Michael really went the extra mile and we can’t thank him enough!

When we decided it was time to pop our home on the Market, prior to an interstate move, my husband instantly said "we are using Katie Smith" - it was a no brainer! We bought from Katie when we moved into the Newport area and since then have watched Williams Real Estate go from strength to strength in the local area. We are very grateful to Katie, John and the Williams crew for guiding us through this process and achieving a wonderful result, for us... AND for the family who have now purchased our home. May they enjoy it, and the area, as much as we have! We are delighted and so appreciative of the ease of dealing with Williams!
