We recently engaged Christine Arazi of Noel Jones, Glen Iris, to market and sell an executive town house in Canterbury. We had enjoyed great success with her in selling a similar property in Glen Iris in 2016 and were prepared to entrust the process to her once again. Notwithstanding our previous experience, we elected to have three other agents inspect the property to offer their opinion of its value and to propose a marketing campaign. We were surprised at the disparity in value with one or two of the other agents suggesting we could achieve a sale price some $200,000 beyond our own investigations and expectations. A similar situation had occurred with the Glen Iris sale with the result at auction being precisely in the range that Christine had proposed. This led me to believe that, once again, the other agents intended to rely upon the well-worn ploy of luring us in with an inflated sale price then “educating” us during the campaign to lower it. In the event, once again, the sale process yielded a result higher than we expected to achieve and exactly in the middle of the quoted range. We thoroughly appreciated Christine and Owen’s frankness and openness as to their opinion of the property’s value, with them knowing full well that such frankness may disadvantage them in the agent comparison phase of the process. During the campaign Christine was positive, responsive and always friendly and her reports were informative and frank.
