When I made the decision to engage Rae Smith to sell my home, I took some important elements of this sale into consideration, as this decision had the potential to set me up financially for the rest of my life. Throughout our experience of purchasing a house through Rae, whilst clearly working for the vendor, was communicative, professional, friendly and knowledgeable. Even when she had secured the sale she remained helpful and supportive.
The moment I laid eyes on the property appraisal, I knew Rae was the girl for the job. The whole process was made easy, from beginning to end, Rae has experience and insight and I would not hesitate to recommend Rae.
As a buyer Rae did a couple of things that were very helpful and beyond what I expected. Firstly we needed a loan to buy the house and therefore the bank needed to value the house. Rae arranged (in consultation with the incumbent tenants) to meet the valuers to let them in and show them around, and she also showed them some of the unsuccessful written offers to buy the house so that the valuers were assured that our offer was not above market value. Therefore the valuation process went smoothly. Secondly at multiple times throughout the process Rae liaised with our mortgage broker and also to a lesser extent with our lawyers when they needed some information about the property that I didn't have. Rae also liaised with the seller whenever there were minor adjustments that needed to be made to the contract (the settlement period extended over Christmas, and the seller's lawyers knocked off for Christmas a week earlier than my lawyers did), so that everyone was reassured and agreeable and nobody was anxious or disagreeable. I'm very happy with her and would definitely look her up if I wanted to sell something.
Rae has this amazing ability to instil confidence and trust from the very first time you meet her. She is incredibly knowledgeable and very honest and upfront. I was very impressed with how she just took the lead and kept us updated every step of the way. She goes above and beyond to ensure your experience of selling is as easy and stress-free as possible. She organised window cleaners, tradesmen and her building inspection report to present to prospective buyers is such a brilliant idea. Rae is professional, dedicated, thorough and committed to her clients. She worked very hard to seal the deal for us and I can’t thank her enough. We have had the best experience with Rae selling our rental property. She has been very professional, highly skilled with property sales plus friendly and caring of us and our tenants living in the property. Having a building inspection before going to market was great, giving us an opportunity to fix minor things which then helped with the sale. Rae has kept us well informed right through the process. Why do I say this ? I have sold a lot of houses over the years . What I was looking for in an agent was, a sound Professional . , Ethical ....special expertise in the local market ( Rae has lived experience in Launceston ) plus aI wanted one with considerable experience in Real Estate in Tasmania and interstate. Rae ticked all of these boxes . I am 75 and not in the best of physical health . ( Read as old, anxious , opinionated , control freak ) When I first met Rae .. I could not envisage how I could possibly manage a 'normal ' house sale let alone , downsize (considerably ):prepare my house for sale ,and achieve what I thought it was worth ! Right from the start , Rae was warm , empathetic and sensitive to my needs . Always supportive and available, beyond my expectations . Initially she said " I will take care of everything " She absolutely did . Seamlessly and stress free. Everything ! She coordinated all of the downsizing process ,the maintenance, painting updating gardening etc etc . This whole process felt like a complete partnership . I could not have done it with Rae. I believe anyone could trust Rae to sell their house in the shortest period of time with maximum results even if the owners were not in the State . Totally trustworthy. What should have been my most difficult house sale of my life was the least stressful !
