We received useful updates following each inspection, and requests to enhance or adjust the advertising were acted on promptly. In the weeks leading up to leasing, we also worked closely with the property manager while the unit was being repainted, recarpeted and prepared for the new tenancy. This generally went well, and we particularly appreciated the support provided to our daughter, who was assisting us locally with overseeing the works. One aspect of the maintenance process could, however, be improved. Where a landlord chooses to take an active role in maintenance and upgrading their property, it should be clearly recognised by the property manager and contractors that the landlord (or their representative) has an important role in reviewing the work and determining whether the finished standard is acceptable. At times, we felt that decisions about quality and completion were being driven primarily others. Comments suggesting that a contractor was not accustomed to having their work inspected also gave our daughter the impression that her oversight was unnecessary. We did not raise this at the time, but we believe it is worthwhile feedback. The contractor is responsible for delivering quality work, but ultimately it is the property owner who should be satisfied that the agreed standard has been achieved. The leasing process itself was handled very well. One further improvement would be the provision of a standardised comparative report for shortlisted applicants, bringing together factors such as affordability, rental history, previous tenancy feedback and other relevant information. With software now available to assist with this type of assessment, it would appear to be a relatively straightforward addition and would make it much easier for landlords to make an informed and consistent selection. Overall, the team provided a responsive and well-coordinated service.

I usually lease my property as a private landlord, but since I was planning on going oversees for a long period of time, I needed to find a real estate agent who I could trust to manage my property whilst I was away. Advertising, my apartment and organising the open homes was effortless and a breeze. After each open home, I’d receive a summary of attendees and an initial assessment of their suitability. Emma assessed several applicants quite throroughtly and asked if I was comfortable with her recommendation. We are at the point where I have handed over the property for the new tenant to move in. Overall, every interaction with Emma has been seamless. Communication has been prompt, accurate and timely. I feel like I’m being treated like a person rather than a number. My prospective tenant also feels like he’s had a good experience with this agency. I’m only at the beginning of my relationship with MpPlace Zetland. But from my initial experience, I would highly recommend this agency for both landlords and tenants.
