Josh is a very good and thorough agent. he always returns my calls and emails in a timely fashion, and manages all issues in a timely fashion. eg., maintenance issues, and bill payments, and communications between current tenants and me. two issues that I feel need attention 1) 1-week over the x-mas period last year I had no response from my agent or Petrusma. its not acceptable for the agent managing the property to be "on call" when on leave. I want a replacement person to manage the property when Josh is on leave. if this is not handled, I will find another agent. No second chance. I will immediately cancel the contract and go somewhere else. 2) In January there was a change in tenants. I had both the new tenants, and the departing tenant, contact me personally to say that they were not happy with the brief and debrief, respectively, they received when taking, and leaving the property, respectively. the departing tenants actually said they were confused and stuff was missing. I didn't request extra information on what the tenants was referring to as 'stuff'. What was clear to me is that the handover from previous tenants to Petrusma, and from Petrusma to new tenants, needs to be looked at. I do not want complaints from tenants sent to me directly. I actually expect the agent to be at the property when the tenants first go there with then keys, to show them around. etc. These are specifically not issues I have with Josh. He is very good. they are issues I have with Petrusma's management systems and procedures, that I am not happy with.Read more
