I use this agency to manage multiple properties and find them to be efficient and effective.
Our agent Kira is efficient, conscientious and communicative. She has handled insurance claims, maintenance issues and leases with professionalism and expediency. We feel reassured knowing our property is in safe hands.
Five stars to Shaun Groves He is an excellent Agent ! He made our purchase feel like a walk in the park . His communication skills, knowledge and professionalism comes highly regarded .
Communication with property manager is very good but this rental should not have been up for lease in the condition the property was in. General maintenance was seriously behind, resulting in the very big potenial to propose a serious health risk to the current tenant (me) from mould. This has not happened in the last tenants tenancy but over some many many years and is ongoing to be rectified. When I asked the property Manager if she had ever been to the property to see the condition of the unit. No she had never been!! I think this is a huge hole in Elders management of others investment's. All property Managers should physically inspect every new property that is put under their Management. Five long years this unit has been managed by Elders and the mould issue has never been addressed!!! It's now going to possibly cost the Landlord money they weren't expecting to spend. To remain in its current state would definitely be a breach of contract by Elders. Tenants are in desperate circumstances to find a roof over our heads but does that mean we have to live in sub standard accommodation and pay top dollar for the privilege. Ten minutes to view a property does not give you sufficient time to really get a good look at the inside workings. On the day I attended, in the kitchen draws couldn't be opened, just needs a bit of soap, says me!! and cupboards doors were un hinged, just need to be tightened up, says me!! Obviously the previous tenant smoked quite heavily inside!! Who ever did the property inspection either was a smoker and couldn't smell it or had no sense of smell, but the staining on the walls would have given the game away. I'm still cleaning walls and in my 70th year, not fun. I am grateful to be in this unit, and its looking loved again, it's in a fantastic location and I'm looking forward to sorting the mould issue out and life should be rosey again. Would just love to put things away in the kitchen cupboards. Two contractors have left in horror!
