This being the second time I have used Andrew's Team Huggins to both buy and sell properties through Ray White Urban Springs. I was well looked after by Toby Huggins for this sale. This is a well run tight ship, led from the top with great communication and online tools so I could see how the sale was progressing . Toby gave clear and helpful information regarding the sales and buyer feedback with a very responsive Admin team working with Amy too. We didn’t feel we had the best experience as buyers with Nic and his team, and there were a few areas that could be improved from a professionalism and communication standpoint. During negotiations, we were the second-highest bidders and agreed to increase our offer to our limit. At that point, Nic questioned whether our finance would be approved, which came across as doubting our capacity to afford the property and felt unnecessary. There was also a delay in receiving the final contract of sale, which took two working days to be provided to us. While not a major issue on its own, the finance period was then counted from the date of acceptance rather than when the contract was issued, effectively shortening our timeframe. Communication across the team could be improved. There were several inconsistencies regarding the agreed settlement date, including different dates being shared with involved parties and attempts to change the date without agreement, despite it being fixed. This caused confusion for multiple parties and added avoidable stress. We were also asked to provide the same documentation multiple times, which suggested a lack of internal coordination. That said, Ellis, Nic’s associate, was professional, approachable, and a pleasure to deal with. He seems to be doing a great job as someone new to the industry.

Five stars for Paul Hanich & Denise Welstead, who recently assisted me with the sale of a 4 x 2 house in Bassendean. From the outset they were both professional & personable, easy to communicate with, and provided useful & what has been borne out to be accurate advice on how to approach the marketing & sale. They organised staging & various minor repairs, so the house presented extremely well. Following the first home open, several offers were received, and they helped me assess the merits of each offer. The contract was signed before the house had been on the market for 5 days. During the period leading up to settlement, Paul & Denise went above and beyond what I expected a selling agent to do, not just keeping me informed about the buyer’s finance approval, but checking up on the house, & visiting it to help me reconnect the power when I forgot to pay the account after the tenants vacated. They earned their commission, which I had no qualms to pay. I cannot fault anything, and cannot recommend Paul & Denise & Welstead RE enough!
Very responsive and experienced. I trusted their advice and was rewarded with a better sales price than I expected (a price I literally commented to a friend before going to sale as a dream with the words 'Could you imagine?' and then it actually happened). I don't believe I would have achieved the sale with the terms we got without Denise and Paul's work and guidance.
