Very professional agency that has a deep knowledge of the apartment rental market in Melbourne's CBD. They did smart, slick marketing for my property and negotiated a good rental income for me. They have generally given solid advice and managed my property very well, including on appliance faults and upgrades. Only downside is some of the communication around billing and finances. The invoices are hard to decipher, and there is not a clear explanation of charges or changes to rental income - even though these were all very much legitimate when I asked.

We went to market looking for a rental after our landlords decided to sell. My initial meetings with our agent at hardcourts seemed promising, she seemed to understand us and I got a good vibe. We declined other properties we were approved for our current house after being given a 1 day turn around and we asked to access the property one last time before we signed the paperwork but we were advised weren't allowed to do this and could only go through again once the paperwork had been signed and returned. Upon entering the property and moving everything in we found a lot of issues with the property. Issues with the house weren't disclosed to us and lots of things in the property weren't listed on the condition report properly. We like the house, it's a good location for us with lots of "Charm" but the fact that the property had flooded before we moved in and the roof was cracked was frustrating as it wasn't advised to us till we questioned it. We've had multiple issues with insects coming through holes in the house, skirting with over 1inch gaps to the floor, broken power sockets etc and so much more. We have reported issues so many times to our agent and we dont hear back unless we force a response. We even had an issue where the front door couldn't close unless you fully slammed it...the real estate had this "Fixed" and upon being fixed the house wouldn't lock properly. You would lock the door, push it and the door would open fully. This was fixed the next day but no apologies were given by the real estate and through all of this no admission of fault or apologies have been given. Perhaps I'm over thinking it but as renters who pay our rent early and with no fault I would have thought this would be appreciated. If you want a real estate agent who actions your requests quickly and no issues, probably not the best real estate.

We've been getting services from Harcourts for the past year an a half and I what we can say is that, so far, we've had nothing but disengagement with them. Our agent (Daniella) takes forever to reply to any of our requests and we are forced to perform constant followups if we want to get them to an end. Is very frustrating and we are sure that if the owner of the house were to know this she'll be very disappointed. Currently we have 4 or 5 points opened with her that have been reported several times for more than 3 months now and we are still waiting to see a resolution.
