Horrible experience that will definitely make me think twice when looking at a property managed by Xceed. The Agent did not answer one of my calls and was impossible to contact. Emails were followed up but days apart. I organised an inspection of an empty and clean apartment as advertised, but on the day the previous tenants had not left, and the property was uncleaned. On this basis I requested a follow up inspection to see the apartment in a clean form but was denied as the agent was too busy. Following this I was told the apartment was professional cleaned and it looks spotless to find out when picking up the keys that the cleaning was not completed. Unsurprisingly the apartment was far "professionally cleaned" and I was probably lucky the previous tenants still were not living there. To add to the list the building manager at the complex was never made aware I was moving in and if it were not for a last-minute move in cancellation, I would have had to delay the move by two weeks and cancel the removalists that morning! Just when you thought things might get better, they requested cash for bond payment as only a direct debit payment can be made into their bank account which take 3 days. With me signing the lease on Tuesday and on Friday direct debit was not possible so cash is the only option? Very unusual and inconvenient in this day in age. I understand the rental market is strong now and you’re too busy for any decent customer service, but it doesn’t give you an excuse to be deceptive and treat people like garbage. Remember property is a cyclical industry and in average market you won’t have a job providing this poor service.

The previous tenant in this property vacated around 6 weeks ago and has taken at least 4 weeks for property manager to get property ready for lease i am now looking at financial loss on this property in strong market which is very disappointing, i have to contact manager several times to get updates on property even after sending multiple emails requesting updates of when property will be re-advertised. I am still waiting for property manager to confirm if previous tenant has covered damage & cleaning cost for this property which may not be fully compensated under Bond thanks. Are exceed going to provide free property management fees for the 6 weeks to partly compensate for our financial loss which will be in total 7 weeks by the time new tenants move in? Exceed advertise that they are the premium property managers in WA but this hasnt lived up to expectations.

I highly recommend Xceed, it has been a pleasure working with them. Robyn has been amazing with the leasing and the entire communication. The only thing if the pricing can be looked at that would be great.

Mrs and I would like to thank Armani, Gary, Amalie and the rest of the Team of XceedRE for their help in securing a rental property for us. From my representative helping me to view the property, to online application by tenant app, to their emails, they made it so easy to apply. I didn't expect to get the property coz we're living interstate at that time, but still with enough proof that we're able to pay the property via bank statements and/or maybe our jobs helps too and/or we are just fortunate, we were selected by the owner with their help. This is considered our first rental application as the first one didn't push thru as the agent cancelled the viewing just hours before.
