I chose John Manning, director because I was impressed by his personable, energetic and confidant nature, providing me a realistic sale estimate of my home. Experienced directors of other firms in the area provided opinions of value between $1,600,000 - $2,500,000' I thought the high end was not achievable, and would result in the property passing in on a Vendors bid - As was borne out by three previous auctions I attended days before my auction date. Buyer interest was solid however, and John and his team worked the buyers hard, followed up, arranged tradesmen where necessary, let the builder inspections go through, constantly giving me feedback. John, was alwavs there for me and understood that I was nervous, and made himself available preauction when I needed him to run through all alternative scenarios. He assured me that he would not let the property go, agreed a vendors bid, when we would signal it is " on the market" and push the buyers into final bids. I can only say that his strategy was brilliant, he achieved a record sale and final result was S220,000 over reserve and exceeded my expectations.
