My husband and I undertook to lodge a planning submission to demolish our family home on a lot in Hampton to redevelop it for two dwellings, one of which we intended to live in. We obtained a planning permit and were quickly approached by Buxtons who saw the value in the proposed development. The agent assigned to our property was Richard Slade who proved to be a very intelligent and committed real estate professional who discussed with us the potential of the development and assisted in presenting the options for marketing the second dwelling. We decided to test the market and seek to sell the property off the plan. Richard took a leading role in co-ordinating the marketing of the property and guided us with regard to the material that we needed to use in advertising and the possible market price we could seek. Richard was prepared to contemplate the price we were seeking which was quite high and he did not pressure us to drop the price to ensure a quick sale. The result was that we attracted some serious interest with a number of offers coming in at lower prices and while Richard notified us of those offers, he did not pressure us to lower our agreed price. Ultimately we obtained a very significant offer, which we determined to accept as it would reduce our holding costs and remove the uncertainty of the project. Richard was a very active participant in obtaining negotiating with the purchasers and obtaining a record price for our property. This is in a context where there have been some very good prices obtained for substantial dwellings in the street. I can highly recommend Buxtons and particularly Richard Slade, for their professional and sympathetic approach to securing a successful sale of our property.
