It has been one year since I placed my deceased father's property on the market in Trevallyn. Paul was the first agent I invited to the house...I liked the idea that his is a family business - not a big franchise. He also came with a fine reputation as an expert in his field. From the moment I met Paul, I was convinced he should be the one to sell the property. He was polite, honest and genuine. No fast-talking...no schmoozing...very professional in his approach. With Flanagan Residential comes a variety of individuals who work to get things done before and during sale. Cleaners, maintenance, gardeners...all of these people did their jobs quickly and brilliantly...for a very reasonable price. Paul also has excellent working relationships with property managers and lawyers. When you sell your property through Flanagan Residential, you have all the bases covered and everyone I dealt with during this process was friendly, polite and professional. And they all spoke very highly of Paul. Paul's individual attention to the property during the sale went above and beyond, especially when unexpected things came along. This was appreciated greatly because there were no family members in Launceston to oversee the property. This house was not easy to sell. It is in an amazing location. It was clean and well-built, but unrenovated. During the sale period, interest rates rose sharply. Paul remained calm and rock solid in his approach and encouraged me to be patient during this time. One of his strengths is the way he communicates. Paul would call me regularly with immediate updates on attendances at open homes, providing accurate realistic information about prospective buyers and their intentions. The relationship Paul developed with me was a key to the success of our final sale. He is respectful, kind, honest and level-headed. Paul was fantastic to deal with. I had a number of minor setbacks in getting our house ready for sale as I was living interstate, and Paul was always very accommodating with our needs. Even offering some suggestions along the way to help us get ready. Once we were ready to go Paul put forward a proposal and went straight to work. We sold the property within the first week!!! I have dealt with quite a few agents over the years and most tend to “over promises and under deliver” Paul is different- a straight talker and delivers results.

I had the most wonderful experience selling my property with Rae Smith. Initially after receiving some professional advice from Rae it was decided to do some extensive work on the property in order to achieve a premium price and Rae was very proficient at procuring the services of tradesman at short notice. Once the property was ready for market Rae’s team of photographers captured the best possible images of the property including internal and external drone footage. She also formulated a carefully crafted marketing plan and because the property was difficult to establish true market pricing, we adopted an expressions of interest campaign which in hindsight was an extremely prudent decision. Through excellent market feedback I was confident that once I received a cash offer, I knew that I was achieving the best possible price. Throughout the sale period Rae was extremely supportive towards me and also established an excellent relationship with prospective buyers, feeding back to me their opinions of the property.
