What an experience!
Joy is a very supportive agent and she was there throughout the journey. Her advice on bridging the bid/ask price was - unless you try, what do you know? Eventually, the vendor cancelled the sale and put put the property on rent. Then, I offered the ask price and she was ready to start the process all over again. Once vendor agreed, we went through details together as situation becomes specific - her advice were meaningful and based on experiences. She would be there in person at site when multiple valuers come for appraisal and they all came back with good valuations.
