Their management fees and charges are very competitive, and the service quality has been outstanding from start to finish. Special thanks to Olivia Borg (Investment Management Specialist) for providing a great introduction and guiding us through the entire property management process. Having an in-house advertising team made the marketing and tenant selection process seamless and efficient. The team successfully secured the best possible tenants, who have been maintaining our property exceptionally well. Our Property Manager, Kiearnna Green, has been very responsive to all our queries and consistently provided timely updates throughout the leasing process until the tenancy was finalised. We also appreciated being introduced to Ray White AKG’s partner services, which offered discounted rates for tax depreciation schedule preparation and debt collection—another thoughtful touch that added great value. The PropertyMe app they use is also very convenient, giving us real-time visibility into our property’s financials, inspection reports, and other activities. For over six months, I’ve been dealing with serious ongoing issues that have been mishandled at every stage. My tenant was incorrectly advised by the property management team that the property was below minimum housing standards, despite having no supporting evidence or assessment from any engineer or qualified professional. Based on this false advice, the tenant was told they could vacate the property before the end of their lease - leaving over $6,000 in rent outstanding. This misinformation has now led to legal proceedings, and after countless attempts to obtain updates (primarily through the team manager, Jess Sutherland), I’ve received almost no proactive communication. Most updates only came after repeated follow-ups from my side, often without response for weeks at a time. It is completely unprofessional and unacceptable for a property management company to side with a tenant in such a matter when they are engaged and paid to represent the landlord’s interests. I have given this agency multiple chances to rectify their clear breach of contract and misconduct in advising the tenant incorrectly, yet they have failed to take any meaningful accountability or corrective action. To make matters worse, there have been repeated financial discrepancies: • A plumbing repair was approved and charged at $300 more than the amount I had authorised. • Under the new lease, the rent was meant to increase from $490/week to $580/week after 26 September, yet I’ve continued to receive $490/week - even after raising this immediately and receiving a second incorrect statement. This experience has been nothing short of frustrating and unprofessional. The agency has demonstrated poor communication, negligence, and a lack of accountability when handling landlord matters. I strongly advise other property owners to think twice before trusting this agency with their investment property.

The team are very professional and so easy to work with. They have mastered their craft from the Investment analyst to property managers. The whole process i have with the team waa very smooth, in span of 3 days from when my property waa marketed,it got tenanted ! And what's more amazing is it they got it rented for it's highest possible rent. As someone who is new to investing, you will always have the fear that things will go wrong, but i guess when you have the great team, like Raywhite AKG, things are alot easier!. Thank you team! Due to some communication breakdowns, a bedroom aircon was replaced, and it didnt need replacing. The aircon replaced should of been the 'gecko' damaged one, in the loungeroom not the aircon in the bedroom which we were going to repair/replace under warranty. Recently the other broken aircon in our loungeroom, was to be replaced by a new 'Mitsubishi Heavy Industries'. I emailed our property manager at that time, requesting a new,'Mitsubishi Heavy industries', due to finding the existing aircon brands unreliable. Then after installation I looked at the 'PropertyMe' photos online and was dissapointed to see, it wasnt the one we asked for. It was the wrong brand of air con installed, not the one we asked for. I have found simple requests like, a few before and after photos when a tradesmen is doing a repair or maintenance, has been poor. Roof & gutter maintenance was another issue. Approx 3 - 5 months ago, my neighbour in crestmead informed me that a huge weed had been growing out of the roof gutter at the back of my property for over 6 months, despite a gutter cleaning service I paid for approx 2 months before. I noticed this was also missed by a routine inspection. Things like this, not getting picked up worries me. Either the tradesman didnt follow simple instructions, like 'before and after photos', and 'cleaning all the gutter's', or the requested instructions were not passed on. The reason's we like to see a few before and after photos is because we are interstate, job quality, and if the actual work has been done or completed. More roof & gutter photos would also allow me to work out the best frequency of gutter cleaning, due to many overhanging tree's onto the rear of my property. To prevent future problems more frequent phone calls, might work, though mostly using emails when it comes to maintenance. Regards John & Catherine
