As one of the Directors at 4one4 Property Co., Abbey plays a pivotal role in shaping not just the operations of the Property Management Department, but the careers of those within it. A true team builder, Abbey leads with empathy, structure, and a sharp sense of purpose—balancing high expectations with heartfelt support. Her path into real estate wasn’t traditional. With a degree in Hospitality Management, Abbey initially imagined a very different future. But after meeting her husband Patrick—whose dinner table conversations often circled back to real estate—her interest was sparked. That curiosity evolved into a calling. Over fourteen years later, Abbey has gone from newcomer to industry leader, mentoring others through the same journey of discovery and growth. Today, Abbey oversees the development and wellbeing of one of Tasmania’s most dynamic property management teams. No longer tied to a personal portfolio, her focus is now firmly on empowering those around her. From onboarding and training to strategic leadership, Abbey brings a hands-on, people-first approach to everything she does. She lives by a quote from Sir Richard Branson: “Train people well enough so they can leave. Treat them well enough so they don’t want to.” Her leadership is marked by clear communication, high standards, and genuine kindness—values instilled in her from an early age. As her father always said, “Manners are gifts to others,” and Abbey brings this ethos into every client interaction, every team meeting, and every challenge. Outside of work, Abbey’s heart belongs to her family. Whether cheering on her son Parker at BMX events, supporting her daughter Quinn at dance rehearsals, or exploring Tasmania on their family caravan adventures, Abbey embraces the chaos and beauty of family life. The Berry clan is always on the move—whether on mountain bike trails or discovering new places with friends. With over a decade of experience in real estate and a career journey that began unexpectedly back in 2013. Starting out on reception to help her sister during maternity leave, Kristy quickly discovered a passion for property and people that has kept her in the industry ever since. Moving into Property Management, Kristy found her calling in solving problems, supporting clients, and guiding her team. What drives her most is the human side of real estate — helping families, easing stress, and being the person others can turn to for solutions. For Kristy, it’s never just about the property, it’s about the people in it. Outside of work, Kristy is dedicated to family, fitness, and football. A passionate AFL fan, most weekends you’ll find her at a footy game, cheering on from the sidelines. That same energy and empathy carry into her leadership, where she focuses on connection, problem-solving, and always striving to be better. Kristy is proud to lead with heart at 4one4 Property Co., an agency that does things differently.

As bubbly as she seems in the office, Grace extends her energy to everyone she gets a chance to talk to--even to our dearest clients! That’s how she has been rocking the world of property management since 2016 and she wouldn’t have it any other way (and neither would we). She was always interested in entering the doors of real estate and when she got the opportunity, she started training as Abbey’s assistant. Trained by the best, no wonder, Grace is one of our greatest assets, too. Currently, Grace is working to get her diploma in Property Management to advance her knowledge and learn more about the management side of real estate. With her current role as a Senior Portfolio Manager, she finds joy standing between tenants and property owners, as she meets and greets different people along the process. Challenging at times, but that cannot overpower the fulfilment it gives her most of the time. While believing “everyone is equal”, Grace sees growth and improvement for everyone without limitations. Hence, she sees every spark as an opportunity to light her fire and passion. Without hesitations, she can picture herself in the field of property management in the next few years to come.

Fearlessly, she got the eye of the tiger for her passion, but she definitely holds a bunny’s heart inside. Janaya can be the fiercest in chasing her dreams, but she does that with utmost kindness to the people around her. The sound of real estate must be something new to her, but communicating with other people already became her forte. Before joining our Property Management Department, Janaya worked in the lane of customer service and also penetrated the field of workers’ compensation insurance. The former trained her to coordinate with various people, all bearing different personalities, while the latter led her to managing portfolios as she dealt with multiple parties. Little did she know, those were exactly the perfect blend of experiences that she’ll be needing to be equipped in the battlefield she entered. Now that she’s a Portfolio Consultant, she mostly enjoys the fact that her job involves a broad range of work. She doesn’t feel like any day is the same as there’s always something challenging to explore. Plus, she likes going out of the office, meeting new people, and improving her communication skills. Even if she sees her job as rewarding, time management, sometimes, is not her cup of tea. But she continuously learns and adapts anyway. You probably don’t know yet, but Janaya loves animals so much! (elephants are her fav!!!) When she’s not working, you can either find her outside walking her dog or inside her home bonding with her dog. Yep, that’s how Janaya typically spends her spare time. Other than that, she has also been playing tennis since she was five years old, and pickleball just the moment it got popularised in Tasmania (she plays with her sporty family most of the time). Another random fact about her, she admits she’s a closet geek for playing PlayStation! (who would’ve thought, right?!) While trying to go with the flow since she believes that stressing too much over things won’t help in any way, she envisions herself expanding her knowledge and expertise. She’s looking forward to working on getting her diploma in Property Management and she sees staying in the field for a long period as she continuously builds her long term career.
